DAY TO DAY MAINTENANCE
& RESPONSIBILITIES
The President requests that Owners do not complain to the maintenance man or the gardener or the cleaner about the work that they are doing. They are allocated jobs by the President and work as instructed. Urgent jobs will be prioritised.
Roofs
All the main roof tiles on the top of each block will be maintained and paid for by the Community. The smaller row of tiles is the responsibility for the Owners directly below each row at their own expense. The white paint on top of the small roof shall be maintained by the Owners directly above at their own expense.

Repairs and maintenance are the responsibility of the Owners at their own expense.
White paintwork outside the front door of the apartments
Repairs and maintenance are the responsibility of the Community at its expense.
Woodwork and security grilles
Repairs and maintenance are the responsibility of the Owners at their own expense.
Walkway floors
All repairs and maintenance of walkway floors external to the apartments is the responsibility of the Community at its expense.
Walkway ceilings
In cases where there is a walkway above the ceiling then all repairs and maintenance will be the responsibility of the Community at its expense.
a) In cases where there is an apartment above the ceiling (duplex) all repairs and maintenance are the responsibility of the Owners at their own expense.
b) All structural supporting pillars on walkways will be repaired and maintained by the Community at its own expense.
Inside the apartment
All repairs and maintenance inside the apartment will be the responsibility of Owners at their own expense. However, Owners are reminded to be careful not to modify any structural elements of the building.
Locals converted to apartment
Regarding the Locals that have been changed into apartments. All of the property inside the front gate will be repaired and maintained by the Owners at their own expense.
Plumbing
The water pipes leading from the meter to the apartment will be maintained by the Community at its own expense. Inside the apartment, maintenance is the responsibility of Owners. Similarly, responsibility for drainage pipes is split inside and out.
Electricity
The electric wiring leading from the meter to the apartment will be maintained by the Community at its own expense. Inside the apartment maintenance is the responsibility of Owners.
Insurance
Owners are required to have adequate insurance for their apartment including water/electricity/drainage damage inside and to community areas and to other apartments.
